2021 census: what it means at the door

Every square is one home in a hundred.

  • 57 in 100 homes · older homes
  • About 57% of homes in Haldimand County were built in 1980 or earlier, according to the 2021 Census.Where houses are older, the garage often sits beside the house rather than beneath a bedroom, so noise is a smaller concern and durability a larger one. Heavy-duty rollers, a properly sized torsion spring and cold-rated lubricant make an old door dependable for years.
  • Single-detached houses make up about 84% of homes in Haldimand County (2021 Census).Where most homes are single-detached, nearly every property has its own garage door and its own opener, and the homeowner makes every decision about it. That makes for straightforward visits: one door, one owner, and a repair or replacement chosen at the house without anyone else to consult.

Garage doors with extension springs need pulleys and safety cables in good condition. Worn pulleys chew through cables, and missing safety cables are a hazard. We renew these parts alongside the springs whenever we work on that style of door.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

One of the little wheels along the edge of the door has a chunk missing, another sits crooked in its hinge, and there is a fine grey dust on the floor under the track where plastic has been wearing away.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Short answers

Can I keep using the door while I wait for the section?

If the damage is cosmetic and the hinges, rollers and cables are sound, the door can usually stay in service. If a section is folded, a hinge has pulled out or a cable has slackened, the technician braces the door, disconnects the opener and asks you to leave it closed, because the opener pulling on a weakened section can turn a repairable door into a larger job. You will be told clearly which applies.

How long should I allow for the work?

Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.

Why should the seal only touch the door lightly?

The fin is meant to bend against the door with a small, even deflection. That is enough to seal, and it lets the fin spring clear as the door lifts. Pressed hard, it drags on the door face, folds under on the way down, squeals and wears through well before its time, and it adds load to the opener. Set too far off, it leaves a standing gap. The light touch is the setting that lasts.

Should the manual lock be removed when an opener is installed?

Opener makers ask for it to be disabled or removed, and the door industry's guidance agrees. Disabled can mean the bars are fixed back or taken out while the handle stays for appearance, or a snap latch is held open on its catch. Keeping a lock live for outages calls for a manufacturer-approved interlock, not a label alone, since a reminder and routine are not treated as a substitute for removing or disabling the bars.
