Repair & Maintenance
Can several doors be inspected in one visit?
Yes. A double garage with two doors, a detached garage plus an attached one, or a row of units in a townhouse complex can be worked through in a single appointment, with a separate record for each door and opener. Property managers often schedule the whole set each spring so every report carries the same date. Tell the office how many doors there are and where, so the time is set aside. Which lubricant is right for a garage door?
A silicone-based or white lithium garage door lubricant, sold for the purpose. Penetrating oils and general sprays are thin, attract dust and are gone in weeks; heavy grease traps grit. For the rubber bottom seal and weatherstrip, use only a silicone spray, since petroleum products attack rubber and make it brittle. Nylon rollers with sealed bearings need no lubricant, while ones with an exposed bearing can need a touch where their own maker calls for it. A small amount on each point, worked in by moving the door, is enough. Garage Door Tune-Up
Will the door be as good as it was before?
In most cases it comes back better, because the reset includes truing the track, replacing worn rollers and correcting the misalignments that had been building unnoticed. The exception is a section creased by an impact: it may work perfectly well after the reset yet keep a visible dent, and the technician will tell you whether it is sound or worth replacing at some point. You are shown the door running before the visit ends. Off-Track Garage Door Reset
Can I keep using the door while I wait for the section?
If the damage is cosmetic and the hinges, rollers and cables are sound, the door can usually stay in service. If a section is folded, a hinge has pulled out or a cable has slackened, the technician braces the door, disconnects the opener and asks you to leave it closed, because the opener pulling on a weakened section can turn a repairable door into a larger job. You will be told clearly which applies. Garage Door Panel Replacement

How many ball bearings should a roller have?
More bearings spread the door's weight over more contact points, but count alone does not decide how smoothly, quietly or long a roller runs; the complete design matters more. Budget rollers carry six or seven, better residential rollers ten to thirteen, and premium rollers use a sealed cartridge with a dust and moisture seal. For an ordinary residential door, a nylon roller with ten or more bearings is a sound choice; for a damp or salty garage, or a door used constantly, sealed bearings are worth asking about. What information helps when I book the visit?
Whether the door is closed, open or stuck; where the noise or the gap appears and roughly how high; whether you can see a cracked, bent or loose hinge and whether it is at the edge or the middle; whether the door is a single or a double, steel or wood, and how many panels it has; and whether anything hit the door lately. A photo of the hinge and its stamped number is useful. Garage Door Hinge Replacement
What information helps when I call?
Where the damage is, at floor level, near the curve or overhead; what caused it if you know, such as a bumper or a ladder; whether the door is closed, open or stuck partway; whether any roller has come out of the channel; whether there is a spring above the door or springs along the tracks; and the door's rough size. A photo of the damaged length and of a bracket with its screws is very useful. Garage Door Track Repair or Replacement
Will the springs be checked as part of cable work?
Always. Cables and springs are one system, and a spring that is weak, mismatched or wound short is a frequent reason a cable goes slack in the first place. The technician looks for breaks, measures the spring against the door weight, and confirms the correct number of turns when winding back. If a spring needs replacing, that is explained and offered as its own decision rather than folded in unannounced. Garage Door Cable Replacement

The door is stuck shut and my car is inside. How do you get in?
Through the house if the garage connects to it, or through a side door. Many doors also have an outside keyed emergency release, a small keyed cylinder that pulls the trolley free so the door lifts by hand from outside. If yours does not have one, the technician can fit a keyed release kit as part of the visit so there is a safe way in next time; until then, an alternate entrance is used and the diagnosis proceeds once inside. Should I use the slide lock on the door with a chain drive?
No. The manual slide lock on the door is disabled or removed once an operator is connected, and the technician checks that during the repair. A motor pulling against a locked door strains the chain, strips the drive gear and can bend the top section of the door. If you want the door secured against remotes, the lock button on the wall control switches them off, and a track lock designed to work with an operator does the rest. Chain-Drive Opener Repair
How long should a belt last once repaired?
A belt's life is counted in cycles and years, and on a balanced door with the rail straight and the tension right it runs for many years. What shortens it is a heavy door, an over-tight adjustment, a bent rail rubbing one edge, or grease on the rubber. Keep the door balanced and lubricated, the belt dry, and glance along the rail a few times a year. Belt-Drive Opener Repair
What do timer-to-close, vacation lock and motion lighting do?
Three conveniences you set from the console or the app. Timer-to-close counts down after the door opens and shuts it again after the minutes you choose, so a door left up at bedtime closes itself. Vacation lock disables every handheld remote until you release it, useful when a remote stays in a parked car or the house is empty for a week. Motion lighting brings the lamps on as you walk in and dims them after a delay. Garage Door Opener Replacement

Can damaged framing be corrected during replacement?
Minor preparation may be included when it is clearly described, but deteriorated jambs, an unsound header or structural changes can require a separate trade and project decision. The assessment identifies fastening conditions before the door is ordered. That lets required carpentry or masonry work finish before new track and counterbalance brackets need secure attachment. Sectional Garage Door Replacement
What makes a steel garage door insulated?
Insulated steel sections contain a core material between or behind steel skins, depending on the product construction. The core reduces heat flow through each section and often adds rigidity. Section joints, glazing and perimeter seals also influence how the complete opening performs, so compare published information for the exact assembled door rather than judging by thickness or appearance alone. Why are both positive and negative pressures important?
Wind can push a closed door toward the garage or create suction that draws it outward. Those actions load sections and hardware differently, including rollers, hinges, tracks, and attachments at the jambs. A suitable configuration addresses both directions using the pressure values and details established for the project rather than treating reinforcement as resistance in only one direction. Can a carriage-house door work with low headroom?
It often can, provided the available space is measured and a suitable track and spring arrangement exists for the selected door. Low-headroom layouts change how the top section turns and where hardware sits above the opening. Ceiling obstructions and opener geometry must be considered at the same time, so this condition belongs in the survey before the door configuration is ordered. Carriage-House Garage Door Installation
